1. Pre-Design Consultation

We begin by understanding your vision, needs, and constraints through dialogue. This phase may include:

  • Initial site visit

  • Review of zoning and building regulations

  • Feasibility and program study

2. Schematic Design

We propose initial concepts that explore spatial ideas, layouts, and architectural language. This phase includes:

  • Conceptual drawings and diagrams

  • Preliminary space planning

  • Visual references to communicate design intent

3. Design Development

We refine the chosen concept into a coherent architectural design. This phase covers:

  • Detailed plans, sections, and elevations

  • Coordination of structure, MEP, and other systems

  • Selection of major materials and finishes

4. Construction Documentation

We prepare technical documents required for construction and permitting, including:

  • Comprehensive construction drawings

  • Specifications and material schedules

  • Coordination with consultants and engineers

5. Construction Administration

We support the execution of the design during construction by:

Fee Structure

Architectural design is a phased professional service that spans from initial concepts to project completion. Each phase involves distinct responsibilities and deliverables. To reflect this, our design fee is divided into stages, making the structure clear, transparent, and aligned with the work provided.

Fee Calculation Methods

We offer two standard methods for calculating the design fee, depending on the type and scale of the project:

  1. Percentage of Construction Cost
     Typically applied to new buildings or large-scale renovations. The design fee is calculated as 8–12% of the total construction cost, depending on project complexity and scope.

  2. Lump Sum Fee Based on Project Scope or Area
     Often used for small-scale projects, interior renovations, or when the project scope is clearly defined. The fee is determined by the total floor area and expected service scope.
